[ARCHIVED] Deed Scam Targets Montgomery County Home Buyers

NORRISTOWN – Montgomery County Recorder of Deeds Jeanne Sorg is warning homeowners of a misleading solicitation letter being sent to homeowners from companies such as Property Site based in California. There are numerous companies that send solicitations similar to this letter. The solicitation offers homeowners a “copy of their Property Assessment Profile” and a “Complimentary Grant Deed or other record of title” for a service fee of $80 to $110.

While these solicitation letters do have a disclaimer, noting that the company is not affiliated with any governmental agency, residents should know that the Montgomery County Recorder of Deeds does not endorse any third-party, private company.

“Don’t be misled by these real-seeming solicitations,” Sorg said. “This company, and others like it, target unsuspecting homeowners, especially recent home buyers and the elderly.” 

Montgomery County residents are able to search their property data from home using the Recorder of Deeds Public Access System. “If residents need help obtaining their property records, they can call my office for assistance,” Sorg added. Residents can also search property assessment records for free from the Board of Assessment’s Property Records page: propertyrecords.montcopa.org.

Montgomery County homeowners can request a copy of their deed or other property record information from the Montgomery County Recorder of Deeds office for a nominal fee. 

“There is no need to hire a third-party or pay exorbitant fees to gather your property information,” Sorg said. “A certified copy can be purchased from my website for a little as $10.50.”

Additionally, Sorg encourages all Montgomery County homeowners to register for FraudSleuth, a free service that allows homeowners to set up an online profile which alerts them if a document is recorded against their name or parcel number. Homeowners can learn more about FraudSleuth on the Record of Deeds website, montcopa.org/rod.
